Each Devonshire Custom Homes’ custom home project is designed and created carefully with precise planning and immaculate attention to detail. Everyone on our team plays a specific role when it comes to the building process. We wanted to share OUR PROCESS: WHAT TO EXPECT BEFORE, DURING AND AFTER YOUR BUILD.

BEFORE YOUR BUILD

Our building process from start to finish typically lasts between 12-15 months. In your initial consultation, we will meet to determine what size home, desired location, price point and style you would like. These factors all make up the cost of your custom home project. Financing options are also discussed so you can decide which option best fits your needs. If you don’t already have a lot to build on, we can assist you in finding a lot in the price range and neighborhood that fits your criteria.

The next step in the process is to sit down and determine the actual house plans. To do this, we sign a Home Design and Consultation Agreement and require a design deposit. Next, we draft up the first floor, second floor (if applicable), site plan and front elevation layouts for you to review. After the plans are designed to your liking, we sit down and go over finishes in order to determine the price of the house. After the finishes meeting, we go through and price out the entire house. This typically takes a couple weeks. We then meet to go over the pricing and once that is signed off on, we go to contract.

The final plans for permitting usually take a couple of weeks to be completed. Once they are done, they go to the structural engineer to be signed and sealed. They are now ready to be submitted to the City for permitting. This process can take some time, depending on how busy the municipality is at the time that your plans are submitted.

DURING YOUR BUILD
We are known for making your building process as smooth and easy as possible. You are assigned a project manager to work with throughout your build, from start to finish. They are your point of contact throughout the construction phase. Once the building permit is received, we will setup a pre-construction meeting with your project manager and our designer.

You will walk through the framed house with your project manager to go over the fine details for items like light switch placement, as well as cable and telephone locations. City inspections are mandatory and take place during specific phases of the construction process. This helps to ensure that your home is built following the current state of Florida building construction legal codes.

Final touches or your punchlist items will be completed just before you move into your home. Once construction is completed and a final inspection has been completed, you will be issued a certificate of occupancy from the City…and then can move into your beautiful new custom home!

AFTER YOUR BUILD
After you move into you new home there is a one-year warranty period for repairs to be completed. We also include a 10-year structural warranty through a third-party company. After you have moved in and are settled into your new custom home, we schedule for our professional photographer to come take photos and a video of your beautiful custom home.
